Tamko Underlayment & Deck Repair: The Fort Lauderdale Owner’s Guide
Tamko underlayment and deck repair in Fort Lauderdale typically runs $400 to $1,800 installed, depending on how much decking has rotted and which Tamko underlayment grade your roof calls for. We stock Tamko-compatible underlayment and decking on our trucks, and most repairs are completed in a single day. The telltale sign that brings homeowners to us is usually a ceiling stain or damp attic insulation right after one of our heavy afternoon downpours, followed by a roofer who looked at it and said the words “deck repair.”

Here’s the thing most people don’t hear until it’s too late: your underlayment is the waterproof layer under the shingles or tile. The deck is the wood it’s nailed to. When one fails in South Florida, the other is usually close behind. Salt air, 60-plus inches of annual rain, and months of 90-degree attic heat turn small problems into structural ones faster here than almost anywhere else in the country.
Which Tamko Models This Applies To
Tamko makes two underlayment lines we work with most often: TW Metal and Tile Underlayment (smooth, high-temp rated, built for tile and metal roofs) and Awaplan (their peel-and-stick modified bitumen, which comes in both standard and high-temp versions). If your Fort Lauderdale home has a flat roof or low-slope section, Awaplan is the one you’re likely dealing with. On pitched roofs under shingles, you may have Tamko’s Proline 30 felt or one of their synthetic options like DeckShield.
One compatibility gotcha worth knowing: Awaplan high-temp and standard Awaplan are not interchangeable. The high-temp version is designed for exactly the kind of roof surface temperatures we see on flat Fort Lauderdale roofs in August, where a standard modified bitumen can soften and bleed. If a previous contractor used the wrong grade to save money, that’s often exactly why your roof is failing now. We match what’s currently on the deck, then verify it’s the correct spec for your roof type before writing the estimate.
We also stock aftermarket equivalents for most Tamko profiles. In our experience, Tamko’s own underlayment is solid, but we’ll quote you both the OEM Tamko product and a quality aftermarket equivalent from GAF, Owens Corning, or CertainTeed, because the right answer depends on your roof slope, material, and budget. Every quote names the exact product, not just “underlayment.”

Signs Your Tamko Underlayment & Deck Repair Is Failing
- Ceiling stains that appear or darken after heavy rain. Water is getting past the underlayment and pooling somewhere it shouldn’t. By the time it shows on drywall, it’s been traveling for a while.
- Granules in your gutters or around downspouts. This tells you the shingle surface is wearing down, which means the underlayment beneath is taking on more UV, more heat, and more direct water than it was designed to handle.
- A soft or spongy spot you can feel underfoot. This is deck rot. If the deck wood is spongy along the edges or around roof penetrations, the underlayment above it has likely been compromised for months, if not years.
- Wrinkling, bubbling, or lifting underlayment visible at the roof edge. Heat and moisture cause Tamko underlayment to fail at seams and laps first. Once lips curl or bubbles form, water has a direct path underneath.
- Musty attic smell or damp insulation. Underlayment failure that hasn’t reached the ceiling yet still raises attic humidity. If your attic smells like a boat bilge in July, that’s water intrusion, and in Fort Lauderdale it doesn’t dry out on its own.

AfterReplacement Cost & What’s Included
A small deck repair with underlayment replacement, think 100 square feet or less, typically runs $400 to $900 in Fort Lauderdale. A larger deck section with full underlayment replacement runs $900 to $1,800. If rafters are involved or we’re pulling and re-setting tile, that number can climb, but you’ll have the written number before any work starts.
What drives the range: how much decking is rotted, whether it’s a flat or pitched section, whether tile or shingle needs to come off and go back on, and which underlayment grade your roof requires. Every quote we write in Fort Lauderdale includes the specific Tamko-compatible product name, decking replacement square footage, labor, and our written guarantee on every repair. If a repair fails inside the guarantee period, we return and correct it at no charge under our 365-Day Done Right Promise. That’s not a verbal promise; it’s handed to you before the crew leaves.
DIY or Call Us?
You can safely check a few things from the ground: look for lifting shingles or tiles at the eaves, check gutters for granules, and eyeball any visible underlayment at roof edges for wrinkles or gaps. That walk-around gives you a real picture of what’s happening, and we’ll take your observations seriously when you call.
What we don’t recommend is peeling back your own roof. Underlayment and deck repair means exposing the waterproofing layer in a climate where the afternoon storm rolls in with almost no warning. A half-finished DIY patch becomes an active leak by 4 p.m. And if the deck is soft enough to need replacing, you’re standing on compromised structure. That’s where we earn our keep: we walk the roof ourselves, confirm the deck condition, and hand you a number you can hold us to. Call (754) 732-9325 and we’ll set up a time. We tell you the price before we touch your roof. That’s just how it should work.
FAQs
Tamko underlayment can last 15 to 25 years in ideal conditions, but in Fort Lauderdale’s salt air, high heat, and hurricane-season rain, 10 to 15 years is a realistic lifespan before our crews start seeing seam failures and deck moisture. Lifespan depends heavily on the underlayment grade, roof slope, and how well the original deck was prepared. Call (754) 732-9325 and we’ll give you an honest read on what’s left in yours, free.
Small, isolated underlayment repairs are possible when the failure is limited to one seam or penetration and the surrounding deck is solid. But if the deck is soft or the underlayment is wrinkled across a large area, patching it just moves the problem down the roof. We’ll quote the repair you need, not the one that’s convenient for us, and you’ll see that in writing before we start. Call (754) 732-9325 for an estimate.
Most single-section deck and underlayment repairs on Fort Lauderdale homes are completed in one day, including tear-off of the existing material, deck replacement, underlayment installation, and re-covering with shingles or tile. Larger repairs or re-flashing around skylights and chimneys can run into a second day. We’ll tell you the timeline in the written estimate before any work begins. Call (754) 732-9325 to schedule.
We keep Tamko-compatible underlayment in standard widths and high-temp grades on our trucks, along with decking material, so most Fort Lauderdale repairs are done the same visit. For less common Tamko profiles, we can typically source the material same-day from local suppliers. We also carry compatible products from GAF, Owens Corning, and CertainTeed if the right answer for your roof is a different brand. Call (754) 732-9325 and we’ll tell you what’s on the truck today.
