Tamko Flashing Replacement: The Fort Lauderdale Owner’s Guide
If you have a Tamko roof and the flashing is failing, you’re in the right place. Flashing replacement on a Tamko system in Fort Lauderdale typically runs $300 to $1,200 installed depending on location, access, and how many pieces failed. We carry Tamko-compatible flashing on our trucks and can usually handle a standard replacement the same day we inspect it.

Most homeowners discover flashing trouble the ugly way: a brown stain spreading across the ceiling after one of Fort Lauderdale’s afternoon downpours, or peeling paint along a wall where a pipe boot has quietly pulled away from the decking. Flashing is the metal or heavy plastic barrier that bridges the gap between your roof and anything that pokes through it – chimneys, vents, skylights, pipe penetrations, and wall joins. When it cracks, lifts, or corrodes, water finds the path of least resistance, and that path is usually into your home. Tamko makes solid roofing materials, but no flashing lasts forever in South Florida. Salt air, UV that doesn’t quit, and a rainy season that tests every seam six months out of the year all work against it.
Which Tamko Models This Applies To
The flashing we replace isn’t model-specific the way a shingle color is. Tamko shingles – Heritage, Elite, Lamarite, MetalWorks, TwinCreek, and the newer Titan XT lines – all use the same basic flashing principles at penetrations and transitions. What matters is how the flashing was originally installed and what material it’s made from. We work with galvanized steel, aluminum, copper, and the rigid plastic pipe boots that Tamko roofs commonly use around plumbing vents.
The compatibility gotcha most people don’t know: aluminum flashing should not sit directly against treated lumber (the chemicals corrode aluminum), and Fort Lauderdale’s salt air eats standard galvanized flashing noticeably faster than homeowners expect. If your home is within two miles of the Intracoastal or the beach, we’ll often recommend moving to a heavier-gauge aluminum or going with a PVC-composite boot for pipe penetrations. As for OEM versus aftermarket: Tamko’s warranty covers the shingles, not the flashing, so there’s no warranty advantage to paying a premium for branded metal. A quality aftermarket flashing in the same gauge and profile performs identically, and we stock what works. We’re an independent roofing company, not a Tamko dealer – which means our recommendation is based on what holds up, not what a brand rep wants us to push.

Signs Your Tamko Flashing Replacement Is Failing
- Water stains on ceilings or walls after rain. This is the classic first alarm. Flashing fails at a seam or a corner, and water tracks along a rafter until it dumps where you can see it. The leak is rarely directly above the stain.
- Rust streaks or pitting on visible metal flashing. Fort Lauderdale’s salt air is unforgiving on thin galvanized flashing. Once rust webs across the surface, pinholes are next, and pinholes leak.
- Lifted or curled flashing edges around chimneys and skylights. Heat expansion and contraction slowly pry the metal up from the sealant. If you can see daylight or feel a gap with your finger, water’s getting in.
- Cracked, brittle, or missing rubber pipe boots. The rubber collar around a vent pipe breaks down under UV exposure faster than anything else on the roof. When it splits, the pipe itself becomes a funnel straight into your attic.
- Granules from your Tamko shingles collecting in gutters near wall junctions. This signals water moving under the shingles along a failing step flashing or counterflashing. It’s not the flashing failing alone – it’s the flashing failing and taking shingles with it.
Replacement Cost & What’s Included
In Fort Lauderdale, our installed flashing replacement jobs break down like this:
- Pipe boot replacement: $300 to $450 – one or two boots, materials included.
- Chimney flashing (full reflash): $650 to $1,100 – step flashing, counterflashing, and new sealant.
- Wall or dormer step flashing: $450 to $850 – depends on the linear footage and access.
- Skylight flashing replacement: $500 to $1,200 – brand matters here; we match what you have.
- Valley or ridge flashing repair: $350 to $700 – often damaged during storms.
The price we write down before we start is the price you pay. It covers removal of the failed flashing, inspection of the surrounding decking, installation of the new flashing with proper overlap and sealant, and cleanup. If the decking underneath is rotted – and in Fort Lauderdale, where humidity sits at 85 percent, it sometimes is – we show you the rot, take a photo, and quote replacing that section before we go further. No surprises. Every flashing replacement carries our written guarantee, and if it fails within a year of the repair, we come back and fix it at no charge under the 365-Day Done Right Promise.

Flashing replacement isn’t inherently dangerous the way high-tension springs are, but there are real ways to make things worse. You can safely do this from the ground: check whether pipe boots look brittle or cracked, look for lifted flashing edges with binoculars, and note where interior stains appear so you can point us to the likely source. What we don’t recommend is climbing a Fort Lauderdale roof in the wet season with a tube of sealant and good intentions. Foot traffic on a hot shingle roof does damage, sealant applied to a dirty or damp surface won’t bond, and what feels like a small fix to you often has a hidden cause underneath. Half the flashing repairs we do are correcting or completing a DIY attempt that didn’t hold through one summer storm. Call (754) 732-9325 and let us walk the roof. We’ll diagnose it, photograph the damage, and write down the price before any work starts. That’s just how it should work.
FAQs
In our experience, standard galvanized flashing lasts 8 to 15 years in Fort Lauderdale before rust compromises it, and rubber pipe boots often fail inside 10 years due to UV and heat. Salt air within a couple miles of the coast pulls lifespan toward the shorter end. Homes further inland, or with quality aluminum flashing, see 15 to 20 years.
In some cases, yes – a small lifted corner can be resealed if the metal underneath is still sound, and a rubber boot with a minor split can sometimes be patched over with a proper repair boot. But repair is a temporary buy: patched flashing in South Florida usually means you’re back on the roof inside a year. Most of our Fort Lauderdale customers choose a clean replacement because it’s typically not much more money than a good repair and it holds up considerably longer. Call (754) 732-9325 and we’ll be straight with you about which one your situation actually justifies.
A single pipe boot takes about an hour once we’re on site. A full chimney reflash runs two to three hours. Most flashing replacements are done in one visit, and you don’t need to be home for the whole thing – though it helps if you can step out with us at the end so we can show you the finished work and hand you the written guarantee.
We stock common flashing profiles, pipe boots in standard sizes, and the sealants we trust for South Florida conditions on our service trucks. If your home needs a specialty size or material, we’ll have it within a day or two – and we’ll tell you that before you commit to anything. We also work with parts for GAF, Owens Corning, and CertainTeed systems, so if you’re not sure what’s under your shingles, we’ll identify it on the roof.
